Building your DREAM TEAM as a Realtor
In Real Estate, your success depends on the people you ally yourself with to assist with prospecting, marketing, contracts, financing, and closings. That's why building your Dream Team is one of the first priorities as a Realtor. A Dream Team consists of four key players that will elevate your success and efficiency with every prospect, client, and closing. These key players understand that when they partner with you, they are now members of an elite team of hungry, top notch professionals. Here are the four key figures that will comprise your Dream Team.
The Lender/Mortgage Broker: This person can be your best friend and biggest supporter when you're working with home buyers, which means you have to have a good personal and professional relationship. You'll call them at inappropriate hours sometimes, which is why setting appropriate expectations on their availability is very important, as well as having 2 or 3 lending partners can help you when you need it. An awesome lending partner can help you with educating your clients, co-branded marketing materials in listings and open house events, and of course, preapprovals.
Title Agent: This will be the agent who is assigned to a contract for your seller to ensure their home is prepared to legally sell to the buyer. Their job is very straight-forward, and as with the lender, your Dream Team Title Agent will be efficient, pleasant to work with, professional. The title company can help you with marketing materials and educating sellers on what to expect during the closing process.
Home Inspector: A dream team home inspector will be your go-to resource for home buyers while under contract. You want to partner with someone who works well with Realtors, keeps you in the loop about the inspection report, and maintains professionalism while performing inspection duties.
Virtual Assistant/Transaction Coordinator: The administrative tasks that come along with a contract can take up a huge amount of your time, so the sooner you get an assistant, the more time you can spend acquiring more clients. A virtual assistant is perfect for agents because they will work the hours you have contracted them to work. For the agent who is still building up their pipeline, a transaction coordinator is a great alternative. Transaction coordinators are paid per contract after closing. They can assist you with scheduling inspections, email correspondence between all parties of a contract, and understand real estate as well as Realtors (sometimes even better).
Although each Dream Team partner contributes unique talents to the process, the following are necessary of each member of the team: communication, likeability, professionalism, and loyalty. Keep in mind, you are the one who will, many times, refer your clients for them to use. You can have unbelievable success from the very beginning of your Realtor career if your Dream Team is as reliable as you, and willing to do what it takes to provide phenomenal service.
